How Much Does It Cost to Carpet a House?

It’s the first question everyone asks — and the honest answer is that the same room can vary by hundreds, even thousands of pounds depending on the carpet you choose. That’s not a dodge; it’s the truth, and any shop quoting a flat “house price” before seeing your home is guessing. What we can do is explain exactly what drives the cost, so you walk into the conversation knowing what to expect.

Why there’s no single “house price”

Carpet is priced by the square metre, and the range between a budget and a premium carpet is huge. A hard-wearing polypropylene might be around £20–25/m², while a luxury wool twist can be two or three times that. Multiply that gap across a whole house and you’re easily talking thousands of pounds difference — for the same rooms, same fitting, just a different carpet. So a meaningful price only comes from knowing which carpet, in which rooms. Here’s what goes into it.

The seven things that decide your price

1. The carpet itself (the biggest factor)

This is where most of the variation lives. Fibre and quality set the baseline: budget polypropylene at one end, premium wool twists and nylons at the other, with polyester and wool-mixes in between. If you’re weighing these up, our guide to carpet fibres explains the differences in plain English.

2. How much you need (with wastage)

Carpet comes in fixed widths (usually 4m or 5m), so the area that has to be bought is often more than the bare floor area — rooms rarely divide neatly into a roll width, and the offcuts can’t always be reused. A good fitter plans the layout to keep wastage and seams to a minimum, which also affects the final figure.

3. Stairs and awkward areas

Stairs are priced differently from flat rooms — each step has to be measured, cut and fitted individually, and a turn or winder staircase takes more skill and time again. Hallways, landings and bay windows add detail too. (We cover this in our guide to carpet for stairs and high-traffic areas.)

4. Underlay

Good underlay makes a carpet feel better and last longer, so it’s a false economy to skimp. We only ever use quality branded underlay from respected UK manufacturers — never cheap generic alternatives — and we’ll advise the right grade for each room.

5. Grippers, doorbars and accessories

The bits you don’t think about — gripper rods around the edges, door bars (thresholds) between rooms, and the like. Small individually, but they’re part of an honest, complete quote rather than a surprise at the end.

6. Fitting

With us, fitting is included in the carpet price — it’s not a separate line that inflates the total at the end. That makes comparing quotes simpler: the price you’re quoted is the price for a finished, fitted floor.

7. Preparing the room

Things like taking up and disposing of your old carpet, moving furniture, or sorting out an uneven subfloor can add to a job. We’ll always talk these through up front so there are no surprises.
